PT Plaza Nusantara Realti, a subsidiary of the Company
with 81.73% of shares ownership of shares, opened Plaza
Indonesia Entertainment X’nter, commonly known as “eX”
on its land in Jalan M. H. Thamrin, on February 14, 2004.
eX is Jakarta’s pioneer in lifestyle entertainment and is
the first of its kind in Indonesia, a center fully dedicated
to entertainment and recreation.
eX has a total gross area of around 20,800 square
meters and a total lettable area of 15,461 square
meters. Connected to Plaza Indonesia, eX quickly established
a strong synergy with Plaza Indonesia and Grand Hyatt
Jakarta.
Setting a new benchmark in lifestyle entertainment, eX
is an unique fusion of art, retail and recreation, with its
modern architecture, innovative retail concepts, upscale
entertainment facilities and dining venues. eX’s success

With a bold daring vision, eX introduced to Jakarta a new

Jakarta. The exclusive VIP cinema theaters by Studio XXI

In 2007, eX achieved an average occupancy rate of 99.2%,
from 99.1% in the previous year, with vacancy attributed
to new tenancy fit-out periods. The average rental rate
closed at US $ 30.03, a slight drop from US $ 32.89 in
2006. Total revenue climbed to Rp 55.0 billion, from the
previous year’s amount of Rp 54.3 billion. A Gross Operating
Profit of Rp 40.6 billion was achieved, an increase from
Rp 40.1 billion in 2006.
Dynamic and innovative, eX constantly improves its tenant
mix and zoning. 11 new retailers and F & B outlets opened
in 2007 such as Guess Watches, Apple Ibox, Diva, Cream
and Fudge, Death by Chocolate, Pho 2000, and Cocoa Trees.
Moreover, 6 stores were renovated during the year.
In its 4th year of operations, eX maintains its position
as Jakarta’s leading upscale entertainment and leisure
destination through a strong commercial synergy with
Plaza Indonesia and Grand Hyatt Jakarta, by providing the
best entertainment and lifestyle facilities, and offering frequent
exciting, entertaining events for its loyal customers. eX
will further strengthen its positioning with 3 new levels
of food, entertainment and lifestyle concepts in Plaza
Indonesia retail extension, which is scheduled to open
in December 2008.
